Rental Payments

Unless other arrangements are made, rent under your Residential Tenancy Agreement will be payable in advance at all times by bankers' standing order. If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with your Property Manager.

Security Deposit

Your security deposit will be placed in our Tenancy Client Account. The deposit is held as security against damage or undue wear and tear. The deposit will be refunded promptly after you vacate, normally within 21 days, provided the property is left in as close as possible to the same condition as when the Residential Tenancy Agreement commenced ( allowing for wear and tear ) and there are no other monies owing.

Periodical Inspections

During the course of your tenancy, the premises will be inspected periodically with at least 2 days' notice having been given to you. These inspections are to check on how the property is being maintained and to see what routine maintenance may be required.

Insurance

We strongly urge you to insure your personal possessions against any loss, damage or theft. The landlord has no obligation to insure your personal belongings. We are able to offer information on if required.

Electricity, Gas and Telephone

It is each tenants responsibility to have the appropriate account placed in their name(s) and then to arrange to have a meter reading prior to moving in or vacating the premises.
We can assist you by advising the relevant Utility companies of your move.

Repairs and Maintenance

You will be responsible for the property and will be expected to report any repairs that are the landlords' liability. However, general maintenance, for instance changing light bulbs, smoke alarm batteries, keeping the drains clear, looking after the garden etc. will be down to you. If LINES AND JAMES have been instructed to fully manage the property, a member of staff will visit you from time to time to discuss any problems or queries you may have encountered. If the landlord himself is looking after the property, you will be notified of his telephone number so that you may contact him direct should any problems occur.

All repairs are attended to as promptly as possible, however it is often necessary to obtain the Landlord's approval and/or quotes before any work can commence, so unfortunately a delay is sometimes unavoidable.

If firm arrangements regarding access for any trades people are not kept by you, the service charge for calling the trades person will be automatically passed on to you for payment.

Where you rent a house, villa, townhouse or duplex, the upkeep of the gardens and grounds are your responsibility. Please do store unnecessary paper, rubbish, bottles, cans etc on or around the premises. We can arrange a gardener at your expense if required. Where a gardener is included in the rent, it will be noted in your Agreement.

Termination of the Tenancy Agreement

Your Residential Tenancy Agreement is a legal and binding contract, providing protection for both you and the Landlord.

The Residential Tenancy Agreement can be terminated by you in the following ways;

If you intend to vacate at the end of your Residential Tenancy Agreement you are required to provide one months written notice prior to the expiry of the fixed term or your Agreement.

Once the fixed term has expired, you will be offered a new fixed-term lease as a Month to Month Periodical tenancy. You are required to provide a minimum of one clear months notice to vacate.

If however, unforeseen circumstances arise and you have to vacate prior to the expiration of your Residential Tenancy Agreement, please contact your Property Manager immediately and we will discuss the options.
