ARLA – The Association of Residential Letting Agents
When you next browse through the “Properties for Rent”, have a look to see just how many do not have the little ARLA logo in their advert. Belonging to ARLA means a lot. It requires the adoption of a very stringent code-of-conduct that imposes very strict financial practices which ensure the security of the Landlords’ rents & Tenants’ deposits. These practices are audited every year by a qualified Accountant and any infringement must be redressed or the member is removed. Lines & James have been members of ARLA since its formation and will continue to be so, mostly because we believe this gives our customers the best protection.

TDS – The Tenancy Deposit Scheme
The TDS is a service that adjudicates when property dilapidations cannot be agreed at the end of the tenancy. It is now a legal necessity to use this service or one very similar. They have a sliding scale of charges depending on how many times their service is used in a given year. Lines & James is on the lowest possible scale because we can count on the fingers of one hand, how many times we have referred a case to the TDS. There are many reasons for this, not least of which is the very high standards set by Lines & James and the experience of the “Team” at Lines and James in getting resolutions to the (few) conflicts we have.

NALS – The National Approved Letting Scheme
Belonging to NALS means that we abide by the guidelines laid down by the Property Ombudsman which seeks to raise the moral values often attributed to those in the property industry. Not only do we use these guidelines as our bible, we ensure that all our staff go through accredited training courses run by NALS so there can be no misunderstanding. We mean it when we say that we do “walk-the-walk”.

SAFE – Safe Agent Fully Endorsed
Lines & James is a SAFEagent. It is a mark denoting firms that protect landlords' and tenants' money through a client money protection scheme. For more information on this please click the link above.

What we are trying to say is that we are passionate about property and quality of service; reputation to us is everything. We try exceedingly hard to be fair to all sides and to do what we feel is morally right. No, we cannot please all the people all the time, but we can try. Nothing gives us greater satisfaction than to have a landlord or a tenant comment on how painless their experience has been.
