First Impressions Matter
Make sure the exterior of your property is well-maintained and inviting. A neat and tidy entrance with fresh paint and well-manicured landscaping creates a positive first impression for potential buyers.
Keep it Clean and Fresh
Ensure your property is thoroughly cleaned before each viewing. Cleanliness adds to the overall appeal and attractiveness of your home.
Ensure Proper Lighting
Open curtains and blinds to let in natural light, creating a bright and welcoming atmosphere. Consider adding additional lighting in dimly lit areas to enhance the overall ambiance.
Create a Neutral Atmosphere
Use neutral colour schemes for walls and décor to appeal to a broader range of buyers. This allows them to envision their own style and furnishings in the space.
Organise and Stage
Arrange furniture and décor to showcase the property’s potential. Proper staging can help buyers visualize the optimal use of each room.
Provide Information
Create a folder with relevant property details, including floor plans, energy performance certificate (EPC), and any recent improvements. This allows buyers to take home essential information.
Be Open and Positive
Approach viewings with a friendly and positive attitude. Be open to answering questions and addressing any concerns potential buyers may have.
Use a Professional Agent
Consider using a professional estate agent who can expertly showcase your property, handle viewings, and negotiate on your behalf.
Declutter and Depersonalise
Clear out unnecessary clutter and personal items to create a more spacious and neutral environment. This allows buyers to envision themselves living in the space.
Highlight Key Features
Emphasize the unique selling points of your property. Showcase any special features, such as a fireplace, modern kitchen, or garden, to capture buyers’ attention.
Make it Comfortable
Keep the property at a comfortable temperature during viewings, especially during colder months. A warm and cosy environment can leave a lasting impression on potential buyers.
Fix and Repair
Address any minor repairs or maintenance issues before viewings. A well-maintained property conveys a sense of care and can positively impact buyers’ perception.
Be Prepared
Familiarise yourself with the property’s key features, and be ready to answer questions about the neighbourhood, local amenities, and schools.
Give Space
Allow potential buyers to explore the property freely during viewings. Giving them space to discuss and envision themselves in the property can be beneficial.
Secure Valuables
During viewings, secure valuable items, important documents, and personal belongings to ensure the safety of your property.
Now almost 2 months into the tenancy there have been a couple hick-ups but a simple call to lines and James and the wonderful girls are on the case.
They were able to get a plumber to me in 9 minutes and that was the most impressive feat I've experienced this year.
The previous agency I had delt with before lines and James were very unprofessional and had me in a bidding war with others to try and secure properties despite a solid listing price.
Now settling down more and more every day I know that lines and James are a trust worthy company who have been fantastic from start until now and hopefully far into my tenancy. I am greatly appreciative of all they have done to make me feel welcome and knowledgeable in the world of letting.
