Viewings

To arrange a viewing for any of our properties, you can either complete an enquiry form on our website or call us at 01403 210088. We will gather your details, discuss the property’s suitability, and schedule a viewing at a convenient time for you.

Viewings can typically take place during our office hours, which are 9:00am-5:30pm Monday to Friday, and 9:30am-1:00pm on Saturdays (we are closed Sundays). However, we can also accommodate some after-hours and weekend viewings depending on the property’s availability and your schedule.

Once you express interest in a property, we will make every effort to arrange a viewing at the earliest possible time, subject to the property’s availability and the current tenancy situation.

Securing a Property

If you’ve found a property you’d like to rent, the next step is to submit an application form along with any necessary documentation. Our team will then conduct the referencing process, and upon approval, we will proceed with the tenancy agreement and other required paperwork.

At Lines & James, each landlord has the discretion to decide whether pets are allowed in their property. While we don’t have any set rules regarding pets, it’s important to note that the majority of our properties do not permit pets. Please contact our office at 01403 210088 to inquire about pet policies for specific properties.

We welcome all applicants, and each case is assessed on an individual basis. While income support may be considered, we also evaluate other factors during the application process to ensure that prospective tenants can comfortably meet their rental obligations.

We use Homelet for all our referencing requirements. When references are necessary, we will provide you with a link to their website, where you can complete all the necessary forms and documentation as part of the application process.

It is a legal requirement for all landlords to place tenant deposits in a government-backed Tenancy Deposit Protection Scheme. Your money will be 100% safe. See more information here or download the detailed leaflet here.
